Will there be a model?

Yes, once the homes are complete, we will have a model to view.

Will there be an agent on site at the model?

Yes. Hours will be posted once properties are available for viewing

Early Spring 2022

How many units will there be?

There are four units total with two different floor plans.

How many floor plans are there?

The exterior/end two units have a mirrored floor plan which is 3 bedroom / 2.5 bathroom. The interior units have a mirrored floor plan which is 2 bedroom + flex space / 2.5 bathroom.

How much are the homes?

Interior units start at $575,000 and $639,000 for exterior units.

Is there an HOA?

Yes. There is a limited HOA which is being put in place for upkeep of the shared, private driveway as well as the exterior landscaping/sod.

Is there an ARB (architectural review board) for the HOA?

No.

Is there a yard?

Each unit has its own front yard along with a private courtyard area that has a solid finish- no sod.

Who takes care of the front yard?

The HOA will maintain the small yard.

Is there a sprinkler system?

Yes.

Who are the utility providers for the subdivision?

Gulf Power for Electricity; Emerald Coast Utility Company (ECUA) Trash and Water Services; Pensacola Energy for gas service.

What is the estimated insurance for the interior properties?

We are working on a quote, but I would estimate insurance to be $1800-$2100 annually

Is the area in a flood zone?

The area is in a Flood Zone “X”.  With a Flood Zone X you are not required to have flood insurance from your lender if you get a loan.  Flood Zone X means there is a 1% chance that the area will flood.

Is there a limit on short term rentals?

No there is no limit on rentals.

Can I customize finishes?

Each unit has been pre-designed by our in-house design team. Selected finishes are high end and in keeping with the architecture of the project.

Is there a Home Warranty?

2-10 Home Buyers Warranty. 1-year builders warranty, 2-year distribution systems (plumbing, electrical, etc..) warranty, 10-year structural.

Where is the nearest airport?

Pensacola International Airport is 4.7 miles away- approximately 10 minutes away by car.

Where is the nearest interstate?

The nearest entrance to the airport is about 3 minutes from the subdivision.

Do you have a preferred lender?

Do you offer any help with closing costs?

Our preferred lender offers 1% of the loan value as a concession at closing. E.g., If you purchase an exterior unit at $639,000 and put 20% down, you get a $5,100 concession at closing from FBC Mortgage.

What do I have to do to get under contract?

Pick the unit you want, sign our builders’ contract and make a deposit of 1% of the purchase price. These townhomes qualify for conventional and VA loans.

How much do I have to put down to reserve my home?

1% of the purchase price. The deposit can be made by check or wire transfer. Checks should be made out to Emerald Coast Title.
